The Town of Tyre is a rural community with no villages or cities. However, the town does have zoning designed to manage development in an orderly manner. The whole town is an Agricultural District and designation as such requires that the town not restrict certain aspects of agricultural operation. A citizen survey carried out 2008 demonstrated the strong desire by the town residents to keep it rural and limit both residential and commercial development.
However, the town is poised for development in its two designated business zones: 1) Magee Corners, along State Route 414 from the NYS Thruway Exit 41 to south of the intersection with State Route 318; and 2) around the five corners intersection of US Route 20, and State Routes 5, 89 and 318. These locations are some of the highest traffic areas in Seneca County and are attractive locations for a variety of customer-oriented businesses. In addition, there is a small Industrial Zone along State Route 414 just north of the Seneca Falls town line. At the present time, the Industrial Zone is fully occupied by businesses.
Municipal water is available at these locations: along State Route 318 west of State Route 414 intersection; along State Route 414 from the NYS Thruway Exit 41 south to the Seneca Falls town line; and along the entire length of Worden Road. A water line extension to the five-corner intersection (described above) is under consideration. Municipal sewer is available in the Magee Corners area, but at this time it is limited to a few locations. High speed broadband is not available in the town unless by use of commercial satellite or wireless broadband.
